HSI Tenant Move In Checklist

Use this checklist to ensure all move-in tasks are completed. Utilities are *required* to be in your name immediately after we text you the unit is ready. If you are late on this, make sure billing starts on the day we texted you. Finish this first. Check items off and add notes as needed. This form is only for your convenience. Your progress is saved automatically in your browser. If you have any other questions, call Ben at 262-607-0360.

All units: Call We Energies at 800-242-9137 and switch the bill over to your name, and have billing start on the day we texted you the unit is ready. Only one person holds the bill. This needs to happen regardless if you are moving in today or later on. MAKE SURE to pay this bill on time, every time. This bill can build or destroy your credit. If you set up auto pay and "budget billing", this will lower your bill.

Call the City of Whitewater at 262-473-1383 to ensure your water bill is in your name. We randomly assign someone on the lease to this bill. This bill does not affect your credit, but will need to be paid on time or the water will be shut off.

Ensure you have your rental due dates recorded in your reminders or your calendar. You must read through the "Rent Payment Due" email sent to you to prevent late fees. Due dates are June 1 / August 1, depending on your lease, and December 1. Your first due date IS NOT July 1 / September 1. Your lease and the "Rent Payment Due" email will tell you which due date is for your first payment. You can also check your lease, which is located in your Resident Center App under "Documents". If you are paying with fianancial aid, steps are atwww.hsirentals.com/tenants. Make sure you can log in to your Resident Center app. This is where you will submit maintenance and rent. Download the app from the App Store or Google Play.

For those moving in to 304 N. Tratt St, make a maintenance request in your app for a parking pass if you need one. Deadline will be when school starts in the fall. For everyone else, make sure parking lots are only used by tenants. Guests can park on the street or on campus lots over the weekend.

Keys are left on the kitchen counter for the front door, and in your bedroom door for the bedroom. Ensure your roommates get their keys before locking the door so they do not get locked out.

Locate the trash and recycling bins for your unit. They are in the parking lot. If you have toter bins (not dumpsters), Google "Johns Disposal Whitewater WI toter pickup schedule" to find out when you will need to place out your toter to be dumped. Make sure your toter is brought back to your house by 9am the day after pickup to prevent a $50 toter fine from the City.

Contact your preferred internet provider (TDS or Spectrum) to set up services. This can be done anytime and is not a requirement. We DO NOT allow satellite TV dishes to be mounted to the building. There are plenty of alternatives.

  • DO NOT turn off your heat during the winter/spring break in below-freezing weather. We will charge you for any plumbing repairs if you leave the heat off. We send out a "Winter Prep Instructions" email when it starts to get cold.
  • DO NOT grill right next to the building or on the porch! This is the #1 cause for house fires!
  • DO NOT replace any locks. If you lose your keys, make a maintenance request.
  • DO NOT park on the grass. The city WILL ticket you for this!
  • DO NOT go on the roof for any reason.
  • DO NOT cause damage/kill the lawn due to beer die/bean bag games. DO NOT leave swimming pools/any items on the lawn or it will die over time. You will be responsible for replanting the lawn.
  • Remember! You are our caretakers for our property. If there is a maintenance issue, you need to report it immediately in your app! It is very typical for us to get a call on Friday at 5pm for something that appeared on Tuesday. These calls are typically pushed to the following week because technicians are unavailable. If it is an emergency, such as no heat, give us a call at 262-607-0360 while also creating the maintenance request in your app.
  • Pets: You are limited to 2 notified pets per unit (dog/cat). Pets are required to be spayed/neutered, and up to date on all vaccinations. All roommates must be OK with having the pet there, as they will be paying for damages too if the pet causes any. Remember, they are the closest thing to children. Be prepared to take care of them (financially, time wise, & physically), or just wait until after college.
  • During snow plowing season, please park in a plowed stall. We will clean up the stalls that have snow. You do not need to move your car to the street when we are working.
  • If you do not have carpet, ensure you have felt floor protectors on your chairs, couches, tables, and especially your bed. Any scratches to the floor will result in a charge towards your lease deposit.
  • When hanging items on the wall, use common sense and keep it reasonable. Meaning, do not hang 100s of items, and use an appropriate sized picture hanger.
  • Do not use the sticky blue gum adhesive.
  • When using command strips, pull directly down when removing, not outward or the drywall will come off. You may use nails/picture hangers, but again within reason.
  • You may hang your TV, but make sure it is mounted to a stud.
  • When removing LED light strips, DO NOT pull them off from standing on the ground. Carefully pull them off while standing on a step ladder without pulling off the paint. This is a common security deposit charge.
  • Keep the outside (and inside) clean and orderly. The city will ticket you for trash left in the lawn.
  • During mowing season, make sure the lawn is cleared from any belongings, or it may become mulch!
  • There can be NO indoor furniture outside.
  • Be respectful to neighbors and please keep quiet at night.
  • Last but not least, make sure you have the HSI Text Line number saved (you saved it when you signed the lease). This number is through our management system, and we will be texting you there. We expect a response back when we reach out. You may save Ben's phone number for calling purposes (262-607-0360). Please do not text this number as we do not have your number saved. Calling is the best and easiest way for a quick response. We have ~350 tenants, texts can get buried.
